Apartment units range from smallest 600 square feet up to 1,300 square feet of space. Units vary in size: 1 or 2 bedrooms; 1 or 2 bathrooms. Many units have a single car garage or double car garage. The maintenance fee ranges from the lowest, $320 per month, up to $380 per month depending on the square footage of a unit. The one time accommodation fee will range between $96,000 and $234,000 depending on the square footage of a unit. Please contact us to review available units that you may be interested in.
Monthly maintenance fee: The monthly maintenance fees are for the operational costs to maintain units and grounds. Water, sewer, garbage and basic cable are provided. Building insurance and property taxes are included. Maintenance includes all exterior upkeep and appliances. A minimum of 30 days notice must be given to change the maintenance fee.
Accommodation fee: Accommodation fees are required before moving in. The fee is charged to cover capital costs and improvements to ensure the facilities are maintained at a high quality.
Refund of accommodation fee: When a resident relinquishes their unit, they will receive a refund of 80 percent of the fee paid. However, the refund will be 95 percent if a relinquishment with proper notice is within two years of contract date.
Accommodation fee credit: Residents that move to a more expensive unit will receive a 100 percent credit of the accommodation fee paid on their current unit or 100 percent of fee currently charged on similar units, which ever is less. Residents moving to a less expensive unit will receive 80 or 90 percent of the accommodation fee paid on their current unit or 80 or 90 percent of the fee currently charged on similar units, whichever is less. The 80 or 90 percent depends on what is written in your contract.
